RateMax for vacation rentals is coming soon.
We're focused on attractions first so every operator we onboard gets the attention they deserve. Vacation rentals are next on the roadmap.
- Gap-night recovery between bookings
- Dynamic minimum stays instead of fixed weekend rules
- Owner-ready reporting for every rate decision
- Flat monthly fee. Zero revenue share. Same as always.
The two nights nobody prices correctly
Short-term rental revenue leaks in the gaps: the orphan nights left between two bookings, and the shoulder dates a rigid two-night weekend minimum quietly blocks. Both are invisible on an occupancy report because the calendar looks reasonable. Priced and released correctly, those nights are close to pure margin since the property, the cleaning schedule, and the listing are already in place.
What RateMax will do for rental managers
RateMax will price each unit on its own demand curve, not a portfolio average, and adjust minimum stays as dates approach so a one-night gap can actually sell. Every change comes with a written reason you can forward to an owner, which turns the hardest conversation in property management, why the rate moved, into a one-line answer.
Flat fee, not a share of your revenue
Tools that take a cut of every booking get more expensive exactly when you succeed, and that cost usually lands on your management margin rather than the owner's. RateMax charges one flat monthly fee across your portfolio, so scaling from twenty units to two hundred does not scale your pricing bill with it.

Vacation Rentals: common questions
- How is this different from Beyond Pricing or PriceLabs?
- The core difference is the commercial model and the explanation layer: a flat monthly fee instead of a percentage of booking revenue, and a plain-language reason attached to every rate change so managers can defend decisions to owners without exporting a spreadsheet.
- When will vacation rentals go live?
- Rentals are on the roadmap behind attractions. Waitlist members are contacted first, in order, as early-access spots open.
- Will it work for a small portfolio?
- Yes. Pricing is per portfolio and flat, and single-unit and small-portfolio managers are welcome on the waitlist. Tell us your unit count when you sign up so we can size the launch tiers correctly.
- Can I get pricing help before rentals launch?
- If you also operate a ticketed attraction, tour, or experience, that side of your business can start today. Otherwise the waitlist is the fastest route in.
